We advised Aktiivitilat in co-investment agreements with Keva
Valu Partners advised Aktiivitilat in its agreement with Keva on the establishment of a new real estate investment company called Suomen Hallikiinteistöt Ky, and the real estate investment activities and asset management within the new framework. Suomen Hallikiinteistöt Ky plans to invest in warehouse and production properties in the Helsinki metropolitan area and later possibly in Tampere and Turku, and its investment volume will be approximately EUR 200 million.
Keva is Finland's largest earnings-related pension insurer, taking care of pension matters for personnel in the local government sector, welfare areas, the state, the Evangelical Lutheran Church, Kela and the Bank of Finland. Keva is responsible for financing the pensions of personnel in the local government sector and welfare areas and investing pension assets. The market value of its investment assets is approximately EUR 70 billion.

We advised S-Pankki in the sale of a residential development property
Valu Partners advisedS-Bank Housing non-UCITS Fund managed by S-Bank Fund Management in the sale of a residential development property to SRV Rakennus Oy. The property locates in Niittykumpu, Espoo, near the subway station and excellent daily services. The development property enables a construction of non-subsidized residential asset of some 4,000 sq m of leasable area.

Valu Partners assisted Ethos Light Industrial Strategies I fund in the acquisition of a logistics property located in Vantaa from HUS Group, which will remain as a tenant. The leasable area of the building is more than 8,000 square meters.

Valu Partners advised Arkta Rakennus Oy in selling a residential apartment building to Tampereen Vuokra-asunnot Oy. The property in located in Tampere and consists of 28 high-quality apartments.
Valu Partners advised Niam in its Strategic Entry into Finnish Healthcare Sector
Valu Partners advised Niam in the acquisition of a portfolio of three healthcare and hospital properties in Finland. The properties are located in central Helsinki and Pori and have a total lettable area of approx. 18,000 m². Key tenants of the portfolio include Terveystalo, Mehiläinen, and Docrates Cancer Hospital.
We advised Kesko Corporation in K-Citymarket Porvoo Hybrid Development Project
Valu Partners advised Kesko Corporation in contracting the K-Citymarket Porvoo hybrid development project with leading national construction company Jatke, as well as with coordinating the logistics and other site arrangements of the new project with the neighboring Art Factory area. Kesko Corporation is developing a new K-Citymarket retail facility, approx. 50 residential units and a hotel with 51 rooms next to the existing culture and congress center Art Factory in the center of Porvoo. The new K-Citymarket, with an area of 8,000 sqm, will open in spring 2027. When completed, the project together with the Art Factory will form a significant center of commerce and events on the west bank of the Porvoonjoki river.
In recent years Kesko Corporation has renewed its K-grocery stores with approx. EUR 1,000,000,000, and the annual investment to the development of their grocery network is EUR 200 - 250 million. The hypermarkets to be opened in next few years will have a significant role in strengthening Kesko Corporation’s market position and further increasing sales.

Valu Partners advised JM Suomi Oy in connection with its acquisition of building rights for the development of approximately 200 residential units located in the Tapiola district in Espoo in Greater Helsinki area.
JM Suomi Oy is part of the JM Group, a leading Nordic construction group and developer.

Valu Partners advised HOK-Elanto in a sale of major land area in Herttoniemi, Helsinki to a consortium led by Pohjola Rakennus and Elo Mutual Pension Insurance Company. The sale comprises a land area which will be divided into several plots and will be subsequently developed by the buyers. The transaction is scheduled to be completed by the end of 2023.
